The first stages to be released consist of 2000m2 lots which provide plenty of space to build a large home but still leave plenty of room for a large yard. When Geraldton Heights Estate is finished, it will also have its own full complement of amenities.

Building Guidelines for Stage One

While we want to provide a rural lifestyle close to a city, we also want to ensure that property values rise from year to year, thus protecting your real estate investment should you choose to buy. That is why we have instituted guidelines for your home at Geraldton Heights Estate.

First of all, each house has to be at least 150m2, not including garages, carports, verandahs or other areas that are not enclosed. The external walls are to be made of limestone, face brick, timber, timber cladding or similar materials. Roofs can consist of concrete or clay tiles or Colorbond; they may not be made of Zincalume.

If you have an outbuilding, it must either match the main residence or compliment it in design and materials. It must also match or compliment the main residence in quality of construction and in colour. The roof on any outbuilding must be pitched. If you have a garage or carport, you must use the same materials as you do for the main residence. Any garage must be fitted with a secure garage door.

Though we think you will like your neighbours, you will be allowed to build a fence. However, if it is to extend past the front building line of the main building, it must consist of masonry and wood, masonry and decorative metal railings or decorative masonry, at least 900mm high and matching or complimenting the materials and colour of the residence.

Dividing fencing must be 1800mm or less in height. It can be constructed of capped colorbond, masonry, or other materials of similar quality. The colour must be “riversand” or similar.
